Mumbai Residents No Longer Need to Visit Police Stations for Tenant Verification
Starting in April, people in Mumbai and Pune will no longer have to go to police stations for tenant verification. The registration department is linking its database with the police network in 217 police stations—130 in Mumbai and 87 in Pune—as part of the first phase. Eventually, all 1,134 police stations in Maharashtra will be included.
This project was first tested in Pune but got delayed due to software updates. Now, the issues are resolved, and the upgraded e-registration and online tenant verification system will launch in early April in both cities, followed by a statewide rollout by the end of the month. According to DIG IT Abhay Mohite, the new software will connect with the police department’s Crime and Criminal Tracking Network & Systems (CCTNS), making the process digital and eliminating the need for physical visits.
Mumbai Landlords Must Submit Tenant Details
Recently, authorities made it mandatory for landlords in Mumbai and rural areas to submit tenant details—including names, addresses, photographs, and references—to local police stations along with e-registration documents. Earlier, Pune had an online system, but police had to manually transfer data, and citizens still had to visit the police station. Maharashtra currently registers about 85,000 to 90,000 rental agreements per month. Real estate representatives, like Pune’s Association of Real Estate Agents President Sachin Shinghavi, have been pushing for this system to replace affidavit-based agreements with registered documents.
Strict Action in Mumbai for Non-Compliance
Mumbai Police are cracking down on landlords who fail to register their tenants. Recently, two property owners in Kurla and Dadar were booked under Section 223 of the Bombay Police Act (BNS), which carries a penalty of up to one year in jail for ignoring public safety rules.
Officials warn that unregistered tenants can be a security risk. This initiative aims to improve safety and hold property owners accountable. A registration department official said that better coordination between departments will ensure proper background checks. Over the last five years, nearly five million tenancy agreements have been registered across Maharashtra.
