The upcoming ‘Missing Link’ project on the Mumbai-Pune Expressway is likely to transform the real estate market across parts of Maharashtra, with Karjat, Neral and Lonavala emerging as key growth areas.

The project, which will bypass the ghat section, is expected to reduce travel time between Mumbai and Pune by nearly 20 to 25 minutes. This improved connectivity is already drawing the attention of homebuyers and investors towards locations outside crowded city centres.

Areas like Karjat and Neral are seeing growing demand for plots, villas and second homes. With relatively affordable prices, scenic surroundings and improving infrastructure, these regions are becoming popular choices for both weekend getaways and long-term investments.

Developers are also showing strong interest in these locations, expecting steady growth in the coming years. Property experts suggest that prices in these areas could rise by around 5% as demand continues to increase.

The development is part of the broader “Mumbai 3.0” vision, which aims to create new urban hubs beyond Navi Mumbai and Panvel. Major infrastructure projects like the Mumbai Trans Harbour Link and the Navi Mumbai International Airport are also expected to support this expansion and reduce pressure on existing city areas.

For Pune residents too, improved road access is making places like Lonavala and Karjat more attractive for second homes and retirement living. The demand for homes that offer both connectivity and a peaceful environment is steadily rising.

Experts believe that as infrastructure projects progress, these emerging locations could become important residential and investment hubs in the near future.
