Third Mumbai Project to Transform Mumbai Region, Boost New Mumbai-Pune Expressway Connectivity
Third Mumbai project and new greenfield expressway set to redefine Mumbai’s future with faster connectivity, massive investments, and rapid urban growth.
In a major push for Mumbai’s future expansion, the Maharashtra government has officially announced the development policy for “Third Mumbai,” a massive urban and economic hub planned near the Atal Setu region. The project is expected to become one of the biggest infrastructure developments around Mumbai and will directly benefit from the proposed New Mumbai-Pune Greenfield Expressway.
The upcoming Third Mumbai project will spread across 323.44 square kilometres and include 124 villages from Uran, Panvel, and Pen talukas. Officials say the region is being planned as a modern, pollution-free city focused on IT companies, artificial intelligence, data centres, logistics parks, and commercial development.
The proposed high-speed Mumbai-Pune Greenfield Expressway by the National Highways Authority of India (NHAI) is expected to become the main connectivity corridor for the new city. The expressway will improve access between Mumbai, Navi Mumbai, Pune, ports, airports, and industrial hubs, making the region attractive for major investments.
Authorities believe the project will significantly increase economic activity around Mumbai and Navi Mumbai. The Mumbai Metropolitan Region Development Authority (MMRDA) has reportedly earmarked around ₹4,000 crore for infrastructure works in the area. Global investors, including Blackstone, have also shown interest in investing in the project.
Real estate experts predict strong growth in property prices across areas such as Ulwe, Dronagiri, Kharghar, Panvel, and Chirner-Sai due to the upcoming infrastructure boom and better connectivity.
New Mumbai-Pune Expressway Route
According to reports, the proposed expressway will:
• Start near Atal Setu and JNPT in Navi Mumbai
• Connect towards Chowk in Raigad district
• Pass through tunnels and elevated bridges in the Sahyadri region
• Finally join near Shirke village on the Pune Ring Road route
